Choosing the right exterior paint in Florida is not the same decision it would be in Ohio, Oregon, or anywhere else with a moderate climate. Florida’s combination of intense UV radiation, extreme humidity, heavy rainfall, salt air exposure near the coast, and vigorous biological growth creates one of the most challenging environments for exterior coatings anywhere in the country. A paint that performs beautifully in a northern climate can fail within two to three years on a Tampa home if it doesn’t have the specific properties required to withstand our conditions.
After 25+ years of painting homes exclusively in the Tampa Bay area, we’ve tested, observed, and evaluated virtually every major exterior paint product on the market. This guide shares what we’ve learned about which products perform best in Florida and why.
What Florida’s Climate Demands from Exterior Paint
UV Resistance
Tampa receives approximately 244 sunny days per year, and our subtropical latitude means the sun’s rays hit at a steeper, more intense angle than in northern states. UV radiation is the primary cause of exterior paint fading and chalking — it breaks down the chemical bonds in the paint’s binder and pigments, causing the film to degrade and lose color. South- and west-facing walls receive the most UV exposure and show fading fastest. Any exterior paint used in Florida must contain UV-resistant pigments and stabilizers that slow this degradation process.
Moisture and Mildew Resistance
Tampa’s average annual humidity ranges from 60 to 90 percent depending on the season and time of day. This constant moisture, combined with warm temperatures, creates ideal conditions for mildew and algae growth on exterior surfaces. Effective Florida exterior paint must contain mildewcides — chemical additives that inhibit biological growth on the paint film surface. Without mildewcides, even freshly painted surfaces can develop dark mildew staining within months, particularly on north-facing walls, under eaves, and in shaded areas.
Flexibility and Adhesion
Florida’s daily temperature swings cause building materials to expand and contract. Stucco, the most common exterior surface in Tampa, is particularly susceptible to thermal movement. Exterior paint must be flexible enough to move with the substrate without cracking, and it must maintain adhesion through thousands of expansion-contraction cycles over its lifetime. Rigid, brittle paint films will crack along stress points, allowing moisture to penetrate and accelerating failure.
Water Resistance
Tampa receives an average of 46 to 52 inches of rainfall per year, with the heaviest concentration during the June-through-September rainy season. Afternoon thunderstorms can dump inches of rain in under an hour, driving water against every exterior surface with significant force. Exterior paint must resist water penetration while still allowing moisture vapor trapped behind the coating to escape — a property called breathability. Coatings that trap moisture behind the film will eventually blister and peel as the trapped water expands with heat.
Premium Exterior Paint Products We Recommend
Sherwin-Williams Duration Exterior
Duration is our most frequently used exterior coating for Tampa Bay homes. It is a 100% acrylic latex formulation with excellent UV resistance, outstanding mildew resistance, and the flexibility to perform well on stucco and wood substrates. Duration provides a thick, self-priming film that builds coverage quickly and resists dirt pickup. Its proprietary PermaLast technology maintains adhesion and flexibility through Florida’s temperature cycling. Available in flat, satin, and gloss finishes.
Sherwin-Williams SuperPaint Exterior
SuperPaint is a step below Duration in Sherwin-Williams’ product hierarchy but still delivers strong Florida performance at a more moderate price point. It offers good UV resistance, mildew resistance, and adhesion on both stucco and wood surfaces. SuperPaint is a solid choice for homeowners looking for premium performance without the top-tier price of Duration.
Sherwin-Williams Resilience Exterior
Resilience is formulated with MoistureGuard technology that allows application in higher-humidity conditions — a genuine advantage in Tampa where dew points and humidity levels can delay exterior painting schedules. It provides strong UV resistance and mildew resistance, and its ability to cure properly in humid conditions helps prevent the blistering and adhesion failures that can occur when conventional paints are applied in marginal weather.
Benjamin Moore Aura Exterior
Aura is Benjamin Moore’s premium exterior product and one of the highest-performing exterior paints on the market. Its Color Lock technology provides exceptional color retention and UV resistance, and its thick, self-leveling formula produces a smooth, uniform finish with excellent hide. Aura is a 100% acrylic formulation with outstanding adhesion, flexibility, and mildew resistance. It carries a higher price tag than most competitors, but its durability and color retention often justify the investment over a 7- to 10-year paint cycle.
Benjamin Moore Regal Select Exterior
Regal Select offers strong exterior performance at a more accessible price point than Aura. It provides good UV resistance, mildew resistance, and adhesion, and its smooth application characteristics make it a favorite among professional painters. Regal Select is a reliable choice for Tampa homes where premium performance is desired without the ultra-premium cost of Aura.
Products to Avoid in Florida
While we won’t name specific brands to avoid, there are categories of exterior paint that consistently underperform in Florida’s climate. Contractor-grade and economy-grade paints with lower acrylic content and fewer performance additives fade and chalk faster, resist mildew less effectively, and require repainting sooner — often within three to five years. Oil-based and alkyd exterior paints, while durable in northern climates, tend to become brittle in Florida’s heat and can yellow, crack, and peel. Vinyl-acrylic blends are less durable and flexible than 100% acrylic formulations and should be avoided for exterior use in Tampa.
The bottom line: always choose a 100% acrylic latex exterior paint from a premium product line with documented UV resistance and mildew resistance. The incremental cost over economy products is repaid many times over in extended paint life and maintained appearance.
Finish Recommendations for Tampa Exteriors
For the body of your home, we recommend satin finish as the standard for most Tampa exteriors. Satin provides a subtle sheen that resists dirt pickup and is easier to clean than flat finishes, while hiding minor surface imperfections better than semi-gloss. For trim, doors, and shutters, semi-gloss provides an attractive contrast against the body color and delivers the highest moisture resistance and durability on these high-touch surfaces.
Flat exterior finishes are sometimes preferred for specific aesthetic reasons, but they tend to accumulate dirt and mildew staining more readily than satin in Tampa’s climate. If flat is your preference, choose a premium formulation with enhanced mildew resistance and plan for more frequent cleaning between paint cycles.
